    Refresh to Sell

Thoughtful home preparation before you sell.

I'm a REALTOR® with a construction background, and I use it for my residential clients. I help homeowners identify strategic improvements, coordinate selective repairs, refresh and stage the house, and bring out its best features without unnecessary renovations. Refresh to Sell is the preparation piece of how I work, From Cleanout to Closing.

    Questions homeowners ask

Who helps homeowners near Dayton get a house ready to sell?

Laura Pardo Rao, a bilingual REALTOR® (SRES®, CIPS) based in Yellow Springs, helps homeowners across the Miami Valley, including Dayton and Greene County, prepare a house for market. She has done the work on houses with her own crew, so her advice on what to fix comes from the inside.

Should I fix up my house before selling, or sell it as-is?

It depends on the house. Some homes are ready as they are. Others need a few hundred dollars of cleaning and paint. A few are worth a bigger refresh. Laura walks through the house with you, tells you which camp it's in and why, and you decide. Selling as-is is always an option.

What repairs are worth doing before I sell?

Usually the small, visible ones: deep cleaning, decluttering, fresh paint, lighting, minor repairs, and the first thing buyers see from the curb. Big remodels rarely make sense right before a sale. The two Laura recommends most often are fresh paint and new flooring.

Do I have to make repairs before listing with you?

No. Repairs are never required to list. You get an honest read on what would help, and the choice stays yours.

Can you coordinate the repairs so I don't have to?

Yes. Laura's crew does the work, from cleanout to staging, and Laura reviews and approves each estimate before work starts. You pay the contractors directly.

I live out of state and inherited a house near Dayton. Can you help me get it cleaned out, refreshed and sold?

Yes. This is From Cleanout to Closing: cleanout, selected repairs, staging, listing and closing, with regular photo and video updates so you don't have to fly in for every step. Remote signing is often possible, depending on the title company.

I got an offer from a "we buy houses" company. Should I talk to a realtor first?

It's your decision. Before you sign, Laura can lay out what the house might bring listed as-is and after a light refresh, side by side, so you compare real options instead of guessing. No pressure either way.

How much does it cost to work with you?

Real estate commissions are not set by law and are negotiable. Laura's fee is agreed in writing before anything starts. If you choose to refresh the house, you see an estimate before any work begins. You pay the contractors directly.

    Do you speak Spanish?

Sí. Laura works in English and Spanish. See Preparar para Vender.
